On the Boards: 3235 Rainier Avenue South Apartments

The proposal for our 3235 Rainier Avenue South Apartments was approved this week by the City of Seattle’s Southeast Design Review Board. Located in the Mount Baker Town Center and in close proximity to the light rail station, this 8-story, mixed-use project will provide a mix of affordable and market-rate residential units, and active retail spaces for the area. Focused on a program of active and interconnected spaces, the design allows for greater daylight, natural ventilation, and community interaction on the building’s corner location. The building’s massing will maximize solar exposure and fresh air for residents by orienting the majority of units to the south. The street frontage is set back from the property line in order to accommodate a wider sidewalk with landscaping and mature trees. In addition to forming a transition between its larger scale and that of existing properties in the surrounding area, the building’s transparency at grade along the street front will create a sensitive and welcoming experience for pedestrians that contribute to the overall well-being of the surrounding neighborhood as it continues to grow.
